Most of the homes in Palmetto Bay are of an average 3-4 Bedrooms - 2 Baths, 2 car garage, pool, 15,000 sf of  land and 2,200 sf of living area, most built in the 70's yet some were remodeled and upgraded in 1992 after Hurricane Andrew.

Summer months have more activity as usual, no different in Palmetto Bay, more homes sold and demand is up; therefore, prices have gone up from May to August.  In addition to single family homes condominiums/townhouses have also gone up in demand and prices.  However, Palmetto Bay is known for its large homes with equal large lots. Expect another increase in real estate prices because of the expected growth, our suburb location and excellent school district

The Village or Palmetto Bay is planning and have contracted the developer to built "Downtown Palmetto Bay" in the Franjo Road corridor behind the City Hall building.  This will improve the dinning and entertainment experience in the Village.  

The Village of Palmetto Bay  is a city of parks, excellent schools, a wonderful family community and great real estate opportunities.  We enjoy six ( 6)  parks including a library in one of the parks right on the bay. The Village of Palmetto Bay was incorporated in 2002. Palmetto Bay's vision is to have an excellent community where families can live, play and work.  The city is very young and yet its accomplishments are plenty.  Our schools are rated A+, Howard, Coral Reef, Perrine Elementary, Southwood Middle and Palmetto High Schools.  In addition to private schools in the surrounding area Gulliver Academy and Christians Schools.  All denominations of churches are available and they enjoy incredible membership and grounds.


There are 25,000 residents in Palmetto Bay. 
Boundaries of the Village are generally described as follows:  
Northern Boundary:  SW 136 Street and the City of  Pinecrest 
Eastern Boundary: City of Coral Gables and Biscayne Bay
Southern Boundary: SW 184 Street and  Town of Cutler Bay

Palmetto Bay is just west of Biscayne Bay, 40 minutes south of Miami downtown, 30-40 minutes to/from the Miami International Airport, 45 minutes to Miami Beach, 30 Minutes to Key Largo in the Florida Keys, just a few minutes to Matherson Hammock Beach, just a few minutes to excellent hospitals Main Baptist and Jackson South. If  shopping  is what you are looking for, shopping malls are one of the best in Miami- Dade and they are just a few minutes from the Village: The Falls and Dadeland Malls.
